WHY DO I NEED A ZONING PERMIT? WHY DO WE HAVE ZONING?

These are questions that are most often discussed by the citizens of a community. THE SIMPLE ANSWER IS, FOR YOUR PROTECTION.

A BRIEF BACKGROUND ABOUT ZONING

With the development of Zoning, the forefathers of the Village attempted to put into place a plan that would benefit and enhance the quality of life for the residents of the Village.
    
A comprehensive plan was developed, taking into account how the Village was already being used, where troubled areas were, and where and how future development would be allowed.
    
The general idea was, and is, for orderly development, respect for individual property rights, regulation of certain building projects in hazardous areas, especially flood zones, while attempting to keep residential, mercantile and industrial areas separated and in harmony with the plan.
    
Most people aren’t concerned with these regulations until a project is planned next to them, and they feel that the project is not suitable for the area.  This is when the Planning Board and Zoning Board of Appeals come into play. These Boards have meetings that are open to the public for their comments, and anyone who is concerned or affected may voice their opinion and the Boards will consider their arguments.
    
But in  every day life most of us just want to know “WHY DO I NEED A ZONING PERMIT”.  The answer again is for YOUR protection.

FOR WHAT PROJECTS DO I NEED A ZONING PERMIT?

All residents need a permit for any building project, some alteration projects and the sale of personal property, be it a used vehicle or a lawn or garage sale.

Examples:   Construction of a new home or addition, garage, some remodeling and repair projects, installation of swimming pools, decks, porches, fences used vehicle sale, lawn and garage sales.
